Get Pre-Approved

Before you start looking, know your budget. A mortgage pre-approval tells you exactly how much you can borrow and shows sellers you're serious. In Surrey's competitive market, this isn't optional — it's essential.

  • Contact a mortgage broker (I can refer you to trusted local ones)
  • Gather: T4s, NOAs, pay stubs, bank statements, ID
  • Understand your stress test rate (currently prime + 2%)
  • Factor in CMHC insurance if putting less than 20% down

Define Your Needs

Start Your Home Search

Make an Offer

When you find the right property, I'll research comparable sales and advise on offer price, conditions, and terms. Subject-to-financing and subject-to-inspection clauses are your protection — I'll explain when to use them and when market conditions might require a different strategy.

Conditions & Due Diligence

Once accepted, your subject period (typically 7 days) is your due diligence window:

  • Home inspection — I'll recommend qualified local inspectors
  • Financing confirmation from your lender
  • Strata document review (if applicable)
  • Title search and property disclosure review

Remove Subjects & Complete

Once satisfied, you remove conditions and the sale is firm. You'll work with a notary or lawyer to handle title transfer. BC's Property Transfer Tax (PTT) applies — first-time buyers may qualify for exemptions on homes under $835,000.

Keys in Hand

On completion day, funds transfer and you pick up the keys. I'll walk you through everything that happens on possession day and be available for any post-possession questions.

  • First Home Savings Account (FHSA): Up to $40,000 tax-free savings for first home
